Buying a property in rural Japan can be an exciting experience, but for overseas buyers, the process can quickly become complicated.
Finding suitable properties is only the beginning. There are Japanese estate agents and sellers to contact, viewings to arrange, documents to understand, offers to communicate and a purchase process that can be very different from what buyers are used to in their home country.
Sakura Property Support provides local property-buying assistance for private buyers looking for homes, holiday properties and rural properties across Nagano and Niigata.
Whether you are already living in Japan or searching from overseas, Sakura can act as your local point of contact and help you navigate the process from the initial property search through to handover.
SERVICES AND FEES
1. Property Research Support – ¥30,000 per month
You can send me properties you’re interested in, and I’ll research and review up to 5 properties per month.
This includes reviewing available property information, identifying potential concerns or issues, and contacting agents where necessary to clarify important details before deciding whether a property is worth pursuing.
2. Property Viewing – ¥20,000 per property
If we find a property that looks promising after the initial research, I can arrange and attend an in-person viewing to inspect the property on your behalf.
Please note that additional travel expenses may apply for properties located further away.
3. Complete Purchase Support – ¥250,000
Once we find a property that you’re serious about purchasing, I can support you throughout the purchase process.
This includes communication and coordination with the seller’s agent, submitting an offer, negotiation support, assistance with purchase documentation, coordination with the relevant parties, and support through to settlement and handover.
If you proceed with Complete Purchase Support, one month of Property Research Support (¥30,000) and the ¥20,000 viewing fee for the property you ultimately purchase will be deducted from the ¥250,000 Complete Purchase Support fee.

Our main service area covers Nagano and Niigata, with a particular focus on rural and mountain communities.

Her support is particularly useful for overseas buyers who cannot easily contact Japanese sellers and estate agents themselves or travel to Japan every time a potential property becomes available.
